Every Realtor licensed in Iowa will have the ability to show your listing once we have uploaded it onto our MLS (Multiple Listing Service), giving you a large pool of potential buyers. We also have a great social media presence where we’ll post your home to expand your reach even more. And we won’t just list your property, we’ll also be hard at work searching for a buyer as well.
Our Selling Process
Our selling process includes more than simply listing your home! We’ll help get your home sell-ready and walk you through the entire selling process so you’re fully informed on the costs of selling your home and what’s expected of you. When you sell with us, we will:
Schedule an appointment to view your property.
Before we’re able to market your property, we want to see it for ourselves to gain first-hand knowledge. Our real estate agent will start the process by viewing your home, building, or land. We’ll give you any recommendations that we think would be useful in selling your property and add value to your listing.
Give you a free market analysis.
This is an important step to know what value you should list your property at to help buyers make competitive offers. Your market analysis factors in the current housing market trends and looks at the location, age, size, style, and condition of the property to assess its listing value.
Go over associated costs with you.
We’ll make sure you’re aware of all the costs that will be involved in selling your home, along with any necessary documents, such as an abstract, that will be needed.
Complete the listing paperwork.
After we figure out the logistics of selling your property, we’ll have you sign the listing paperwork to officially start the process of listing your home.
Take photos of the property and upload the listing across multiple systems.
We’ll have photos taken of your property to help showcase your home, building, or land to prospective buyers. Once we have the photos, we’ll be able to list it through our MLS, on our website, and across social media. We’ll work hard to find the right buyers for your property!

Yes, but often, being negotiable could get you more money out of your property!
Yes. Other than specific cases, an abstract will be required to sell your home. This is a large legal-sized booklet with the history of the property recordings that should have been received when you purchased the home or property. If you don’t have one, the abstract company can create a new one.
We encourage people to leave a buyer and their agent to tour the home alone as it makes them feel more comfortable. Being flexible on showing times if at all possible is important as well.
The commission is based on the sales price of the property. This amount is split between the buyer’s agent and the seller’s agent.
Common costs include the commission fee, transfer tax (State of Iowa fee), deed document preparation, any mortgage payoffs, abstracting, and a tax proration credit to a buyer. Other fees can be added that may be negotiated with a buyer.
Easy ways to get the most money include neutral paint colors, decluttering as much as possible, keeping the outside mowed/weeded, and repairing simple items.
There are several benefits, including the experience Realtors have, the fact that working with a Realtor takes a lot of the stress out of the process, your listing will be marketed through paid advertisement on several platforms, Realtors have knowledge of the current market and pricing, a Realtor will handle showings and all communication/documents, and Realtors have an understanding of Real Estate laws.
If the offer is in cash, it could take 2-3 weeks if agreed upon. If the offer requires a mortgage, it typically takes 30-45 days. Possession is usually given at closing.
More often than not, no. Your home’s value will be based on the current market and most recent sales.
No. Value can only be determined by knowledge of the home. These websites are based on algorithms alone of like properties with the same amount of bedrooms, bathrooms, etc. They don’t take into consideration the actual condition of the property.
